The Senior Property Manager is responsible for the oversight, administration, and operations of the entire portfolio of 900+ single family homes. Our portfolio has continued to grow substantially the past few years and we see increasing demand for professionally managed single-family rental homes and anticipate continued growth. The Senior Portfolio Manager will be responsible to manage multiple pod structure groups and lead them to measurable success through KPI’s and strong leadership skills. The Senior Portfolio Manager position aids in the operation of managing properties within the guidelines of the quality standards, operating objectives, and goals established by the Company. This position provides leadership and daily management over the Portfolio Managers who are responsible for the day to day in managing our single-family rental homes and the residents who occupy them. The Senior Portfolio Manager is the oversight in all aspects of property management within RentWerx. The Senior Property Manager will be responsible for the overall tenant and owner experience. This position will report directly to the Director of Operations.

Job Duties:

  • Supervise and train direct reports such as property managers and assistant property managers. Holds people accountable for results.
  • Determines strengths and weaknesses of individual employees and aids in the building of their strengths.
  • Oversee and manage development of Property Management staff across collections, vacant home inspections, move ins, marketing, move out itemizations and other day to day duties of their subordinates.
  • Maintain budgeted delinquency (specific metrics may be adjusted based on portfolio performance)
  • Enforce policies to enable assigned portfolio to function according to quality standards and operating objectives.
  • Manage an efficient resident eviction process, which may include attending eviction court.
  • Establish environment that promotes teamwork and cohesion with Sales, Operations and maintenance.
  • Focus on owner and tenant satisfaction and retention.
  • Assist with the development and implementation of internal departmental policies and procedures.
  • Accurate weekly and monthly reporting to management.
  • Attend all staff and Level 10 meetings.
  • Analyze processes and procedures to ensure optimum efficiency levels.
  • Special projects as assigned due to business needs.
  • Exhibits all company core values.

Requirements:

  • High School Diploma or equivalent
  • 5 or more years of previous property management experience in either the single family or multi-family rental industry
  • At least 3 or more years of supervisory experience
  • Real Estate License preferred
  • Must have a valid Driver’s License
  • Ability to build and maintain positive relationships internally and externally
  • Possesses strong organizational skills and is detail-oriented
  • Ability to thrive in a dynamic, fast-changing, growth environment
  • Fosters teamwork and mutual respect throughout the company
  • Interacts productively in person and through technology with co-workers, team members
  • Excellent oral and written communication skills
  • Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must.
  • Previous use of Appfolio software a plus.

Salary:

$60,000/ Yearly
Health Benefits- eligible after 90 days.
Paid Time Off
Floating Holidays

Monday to Friday available from 9:00 AM to 4:00 PM.
